Hi
Firstly, here at Valencia Property we would like to wish you a very happy festive period.
You may have noticed that we have been relatively absent in sending out Broadcast Mails this year and the truth is we have been too busy. 2021 has been an "interesting" year. It has been the year that people have started to answer the question "if not now then when?" A constant flow of people like you flooding into Valencia looking for a better quality of life has meant that supply is low and demand high.
We thought is was time to bring you up to date with the latest news from Valencia and to extend an invitation to join us in the New Year. We would also like to thank everyone who has contacted us this year and we have been able to help whether that is by taking their first steps to buying Valencia Property or just answering enquiries, there have been more
enquiries this year than any year since the early 2000s I think.
So let's get going with the latest posts, some great property offers and news. Just click on the images to be taken to the properties and articles.
Best Wishes
Graham and the team at Valencia Property

If you have been in touch with us before you will know that we always ask for one thing above all others, if you haven’t then below is what you need to do. Whether we start our contacts with an email, a Whatsapp message, a video call or even an old fashioned phone call we always ask clients
“Tell us your wish list“.
A wish list is simple and it’s comprised of just three questions. However, these questions do require more than just a one word answer. You will need to think a bit. The three questions are:
What Are Your “Must Haves”?
What Are your “Would Likes”?
What Are Your Definite “Dealbreakers”?
Let's look at each in turn and some typical answers we get to these questions before we ask you to fill yours in.

A great big property nestled in the hills of the Sierra Calderona between Naquera and Serra that screams out RURAL TOURISM, quite ironically given the tranquility and peace all around.
Its 30 minutes from Valencia near the Sierra Calderona National Park. Perfect country for hiking, cycling and some of the best views in the whole province. Would you stay in a hotel that had this to offer? I know I would.
This property is set on 5(!!!) floors with 8 bedrooms and 4 bathrooms. There is a big parking garage and tons of balconies, terraces and a big plot of land, its far too much to be able to do it justice here to be honest.
And the best part is that this is not an expensive place for what you get. Starting a new tourist venture can be risky, given what we've all been through over the last couple of years, so you won't want to get in too deep at the start. But this place offers you a hotel/hostel/haven sized property for the price of a normal family home.
Get in touch for more information and to arrange a visit and a relaxing day out to one of the most beautiful parts of the Valencia region.

A Winner's Villa in L'Eliana
Beautiful villa just 2 minutes from La Eliana town, great for shops, schools and metro, but also fast access to the motorway, 15 minutes to the airport, 20 to the city and 25 to the beach.
We've already shown this house a couple of times, there's been a lot of interest, but it hasn't quite made it over the line yet and its hard to know why. Some houses barely make it to the market and are snapped up. We call these Jack Rodwells (109 minutes for Man City was enough to win him a Premier League medal in 13/14).
A house like this one here is more of a Steven Gerrard (this is too painful for some of our loyal readers, so I won't explain it). But enough to say it looks great, turns out it is great, it seems it must be the winner but at the last moment just misses out.
Anyway, check out the photos. It has light, space, classic features, a pretty but quite manageable outdoor pool and garden area, it's in an excellent location.

Everyone who has been to visit us in the last year has asked the same question in one or more ways, “What has happened to the Brits coming here in the last year?” Americans ask it, the Dutch ask it and virtually everyone else asks us but most of all the Brits who visit us ask it because they can’t understand the reason for the harm that has been imposed on their own island by the increasingly
corrupt and incompetent UK government.

Coming to Spain dreaming of flamenco dancers, bullfighters and medieval castles, but then disappointed when you get here to discover that Valencia is actually a shiny, super-modern 21st century city?
Well listen up, because although we'll leave the flamenco and the toreros to the tourist trap, we have found you a castle. In Betera town, this townhouse has spectacular views of the castle from the large terrace.
The ground floor of the house has an entrance hall, a large renovated open kitchen with a living room with high ceiling, a complete bathroom with a shower and two bedrooms.
On the first floor we have a cozy living room, an office kitchen and 2 bedrooms (1 single, 1 double), and 1 full bathroom with a bathtub.
The windows are double glazed, there is a hot / cold air conditioning system. Porcelain floors and high speed fiber-optic internet already installed.
The situation of the house is unbeatable, right in the town, just 200 m from the health center, 350 m from the supermarket, 450 m from the school, 500 m from public transport and only 5 km of the main roads such as CV-35.
So when you get frustrated with the conveniences of modern life in this house, you can sit out on your terrace and enjoy a drink while looking at the castle and dreaming of flamenco dancers and bullfighters.

I recently wrote an article about the Paradox of Choice, you can see it at the link. In it we talked about there being less choice in the market but that is not necessarily a bad thing. We talked about
positive constraints and knowing what you want when you are buying property or, to put it bluntly, anything really. When you are sure about what your requirements are then it is a lot easier to find what you are looking for. However, this is a follow up, this is a warning and it’s important when looking for property or anything, sometimes perfect is your enemy because perfect doesn’t exist, sometimes good enough is great!

Modern Apartment With Character in Valencia
A cozy newly renovated apartment in one of the best sections of Avenida del Puerto, just across the road from Cabanyal. It is located on the third floor of a classic old-style building, which also has great character in the common areas. Although this character does extend to the lack of a lift, but as I said,
third floor, so it just about gets away with it.
Its very bright and many of the original elements have been kept such as high ceilings, beams and wooden doors to give it a good sense of character. It has 2 bedrooms, the main one includes a large custom closet and an ideal room for an office or reading and relaxation area.
Laminate flooring throughout the house, 2.70m high ceilings with exposed beams in the living room that also includes a large built-in bookcase. There are Climalit windows with double glazing throughout. The kitchen opens to the living room and is equipped with all appliances and also has a practical and useful pantry.
The apartment has a North / South orientation with 3 balconies onto the streets on both sides, so there is a cooling cross breeze in the summer and always lots of light, this is a lovely apartment, modern but with some classic touches.

One of the questions we are often asked is how much does it cost to live in Valencia? The answer to the cost of living in Valencia question is always the same, it depends. It depends on you, what you do and how you live but generally the answer is always similar “Cheaper than where you are now!”.
However, in this article we are going to look at some typical examples of what it might cost in terms of property costs, food, transport, entertainment and more so you get an idea of the day to day costs of living here compared with other places that you may be living in right now.
