Valencia has gone really mad in January. Despite Omicron and the post Xmas lull (That didn't happen) usual in the first month of the year we have made as many sales as we made in the first quarter of last year and to tell the truth, last year was a very successful year. Just today we had six initial client meetings or calls to start others on the process of their Valencia property search. We hope you join
them very soon.
We asked on our socials for questions for the podcast and thanks for all of the questions that we received. We got a lot and over the next ten episodes we will be answering them all. Spectacular house above the beaches of Cullera. If your dream of living in Spain is waking up to the sun rising over the Mediterranean, look no further.
Located in Cullera town, this is a large property over 3 floors, with 2 terraces from which to enjoy the amazing views. 4 double bedrooms, one en-suite. A large private garage, and if you can't be bothered to walk the 100 metres to the beach, there is a shared pool immediately beside the house.
Cullera is a big seaside town 40kms to the south of Valencia, on the edge of the Albufera natural park. Unspoilt beaches run to the north and south, and the mountains are a short drive to the west if you do manage to get sick of the beach now and again.
The villa is east and south facing, so you could probably fry an egg on the terrace in July, but that's the point really. Sun, sea and sand as far as the eye can see from this property.

This villa is between Olocau and Betera, on the Porta Coeli urbanisation. 30km from Valencia city, and a bit less to the beach.
Nice and simple can sound like a bit of an insult, if you're describing an expensive wine, or your local MP. But when its referring to a villa on urban land at an interesting price, its all good.
Paved roads, streetlights, rubbish collection, mains electric and community water (one catch here, new owner will have to buy second water share - allow for €6000 to purchase this). The house is in good condition, but the bathroom and kitchen should be modernised a bit. Nice size garden and a raised pool.
Nothing complicated here, but if you're looking for a new home in the Valencian countryside to make your own you could do a lot worse for the price.

We are getting a lot of interest in townhouses at the moment as many of them offer that perfect blend of space, facilities, value for money and character. On Friday I went to show the townhouse featured in the main image here just to the South of Gandia and I’ve got to say it was rather stunning. Totally modernised in a stylish way retaining the original features such as the original floors and
the arched doorways.
However, I also went to see a similar property around the corner but this one required a modernisation. It had a nice facade requiring a bit of a paint but also a litany of issues inside. Read on about the difference because with townhouses at least you get all or nothing.

Wizard Apartment in Ruzafa

"Harry, you're a wizard (With what you've done with this apartment)"
From time to time we get a property to list and really the photos don't really do the place justice. So with this apartment in Russafa, you have to try to look past the overflowing shelving units, past the busy kitchen, even past the life-size Gandalf stencil on the living room wall, and try to imagine how this place could look.
It's on Calle Puerto Rico, very close to the Central Park. First floor exterior property with a lift. Over 100m2 and 4 bedrooms as currently distributed. There is a floor plan in with the photos, you can skip straight to that if you like, probably gives you the best idea of the flats potential.
Still some lovely original features in the apartment, plaster moldings on the roof, and some pretty full-on 70s tilework on the floors.
There is no doubt that this property will need a bit of modernising once it has been bought, but its a large apartment in the heart of Russafa, that's not a bad deal at this price. Just ask yourself, what would Gandalf do?

For Those With Deeper Pockets. 1.5m Euros

There is a lot to say about this place, so sit back. An enormous property, clearly suited for tourism. A big price tag, but actually you get a hell of a lot for that. It is near Sagunto town, 20 minutes north of Valencia and a few minutes from the beach. This is described as an exuberant villa, housed in an extensive plot of more than 9,000 m2, containing lakes and wildlife and flora.
