What a week that has been. Between hospital visits, Champions' League semi-finals, biblical rains and lots and lots of property visits we managed to get a new podcast, a new article and a load of new property listings out. This is what our week looked like in the

Hi Graham,
We are now back in Dublin after a very successful 5 weeks in Valencia and we wanted to say a big thank you to yourself, your team and especially Gavin as he was absolutely brilliant in ensuring that our Arras contract got signed. His relationship with the selling agent and their ability to get a feuding divorcing couple to agree to a sale (which had fallen through 3 times before) was remarkable. We were guided to be
flexible, compassionate, emotionally intelligent and above all very very patient which, is hard to do when you’re hanging on to your dream home by your fingertips. Now we are looking forward to working with Maria once the final contract is completed and having many celebratory drinks with Gavin when we return to sign it!

Today’s post looks at whether you are getting value for money when buying a property in Valencia. To decide this we must look at what we mean by the term value for money because it means different things to different people. What is the measure we are going to use? To determine this we are going to use four different metrics.

The reason why we are going to use these metrics is because it’s important to understand whether what you are buying is good value for money in more than one way and the reason for that is simple, if you only use one then what if the metric you use is wrong?

And Speaking of Value For Money

We are in one of those periods why anything decent in the city isn't hanging around. So what do you do when you can't find what you want? You could lower your standards, or as we are encouraging our clients at the moment, simply look a small bit further afield.
This apartment is in Alboraya, technically not part of Valencia city, even though its literally just across the road from Levante football ground and less than a 30 minute walk to the centre. Also where horchata originated, and a lot of people would say that it has the better of the 'city' beaches, La Patacona - could that be because they allow chiringuitos (beach bars) here, unlike the Valencia
beaches?
A lovely building, and a lovely apartment. 5 minutes from the metro and 20 minutes walking from the beach. 3 bedrooms, including an en-suite, and over 110m2 so plenty of space. There is a garage space included, and the apartment was built in 2007, so modern doors, windows, finishings, nothing to be done and nothing to worry about.
So while everybody in the city is left to fight over the scraps, take advantage of our local knowledge to find somewhere even better not too far away.

Naked ladies! Do you like naked ladies? If so you’ve come to the right listing, because this villa in Godelleta, just 30 minutes from Valencia, has quite the collection of artwork.
But if you can look beyond the exposed skin, you’ll also appreciate that this is a great villa. Curvy inside and out, the split level main living area is centred around a fire pit, windows on all sides, and that leads up to the sleeping area on the upper floor. 4 bedrooms and 3 bathrooms in this house.
Swimming pool, gardens and if you have managed to tear yourself away from the artwork, you’ll discover that they weren’t even the most interesting thing to see in the house, because the views from here are obscene.

Neglect Usually Means A Better Deal

Sweet, but has let itself go a bit. No, not your Auntie Mavis who's a bit too fond of her afternoon sherry, but this villa just outside La Pobla de Vallbona.
Renovated just a few years ago, it just needs a bit of a sweep out and its garden needs a bit of a trim (again, not unlike your Auntie Mavis) but it is almost ready to go as a great family me all-year round or for holidays.
A great garden, room for a vegetable patch, or a bit of a football pitch, and there is a swimming pool. The house is on 2 floors, open plan living area downstairs and bedrooms upstairs. A normal layout basically, but you can't always take that for granted in some of these places.
So if you think you could be the one to inject a bit of life into this place give us a call, and invite your Auntie Mavis out while you're at it. She'll be cavorting by the pool drinking her afternoon Aperol spritz in no time.
