Hi
What a week in Valencia. Summer finally arrived with avengence, we had a record number of sign ups and numbers of people on our orientation days opening bank accounts, giving powers of attorney and signing up for Currency transfers using our partner Currencies Direct. It's looking like the current deluge of client visits is not
going away any time soon so remember to contact us to let us know when you will be here so we can pencil you in the calendar for your visit so you don't miss out.
This week we have published the usual podcast, articles and new properties on the site so here is your roundup of the week. Make sure to click on the images and links to listen, read and enjoy.
Best Wishes
Graham and the Valencia Property Team.

This isn’t going to be an epic long post like some of our recent ones but it is quite important as it explains a concept that we have mentioned in passing before but as it is now becoming more the norm you should know more about it. We are talking here about the concept of the reserve payment to take something off the market while the owner considers an offer. What is the reserve payment and why is it becoming the
norm?

What We Love And Hate About Valencia and Spain
|
|
Welcome to the 19th and penultimate episode of our first series of Valencia Property podcasts. The last one next week will not be the last of course, it will just be the last of the weekly series before we go monthly. In the monthly series we are looking to go deeper into some subjects with more news, client questions and interviews as well as more interviews, round table
discussions, lifestyle features and more.

The Collins Dictionary defines the expression as;
A much-maligned and hackneyed phrase used by lazy agents to describe approximation to a fashionable neighbourhood
Not really, but it does sum up this location rather well if you can throw a stone 88 Metres and yes I am a Google Maps Nerd, occupational hazard and all that.
So just across Peris y Valero from Calle Sueca we have this cute renovated 2 bedroom apartment on a quiet street and it comes with or without some very nice tenants, so if you like it I’m sure we can reach an understanding.
Sold as seen in the photos, a low maintenance investment with good access to the rest of Valencia city, are you ready to snap this one up?

Here at Valencia Property we generally sell properties that you can see, feel and touch, ones that already exist and we can photograph, measure, takes videos of and generally take the mickey out of in our descriptions. We choose to list only properties that we feel give good value for money even if they may need a little bit of
tender loving care (Narrator’s Voice: “He said charitably”). There are a multitude of reasons for this including the obvious one of the fact that the legality of the property is already established but there are many other reasons we tend to avoid listing off-plan properties unless we know the developer and the architect very, very well and know the plots where the property is due to be built.

Ring Our Bell at this Hotel
|
|
Well this is a bit of a departure from our usual listings and further away than we tend to venture, so how about a super informative description and top quality photo reportage?
Nah, how could I let you down like that? Lets get stuck in.
Here's a bell. Probably the best photo of the lot so its the first one I have used, (note to self, go and take your own photos) so it probably gives you a clue as to its current status as a Rustic Hotel.
Its in Beniarjó, and you might think wheretf is that, because I did. So I looked it up and i actually quite like this little traditional town, 10 minutes to Gandia, 15 minutes to any number of great beaches and 1 hour drive to Valencia.
It has 11! Bedrooms, 6 doubles, 3 singles, and 2 triples, sounds more like a round of drinks in Youghal but that’s a lot of bedrooms. Some have beds with towels on. Theres a bathroom with a mirror perfect for your international clientele. Theres a vintage style kitchen, some stairs that go up and down, a chimney fireplace and dining room with lots of tables and orange chairs, and there’s a courtyard, which looks nice and fresh and inviting when it’s 30ª outside, which it is today.
Joking aside this is a really interesting and lovely looking building with that’s been renovated and run as business in a nice part of coastal Valencia, the licence and business can be continued or you could use it as base for friends and family, and if you get in contact we will have already been and can tell you a bit more about it. So why not try that bell…..

Key Ready Apartment in the Carmen
|
|
Valencia Property presents this central Valencia apartment just a few metres from the Torres Serranos and the riverbed park.
Box ticking is a thing so let's tick some of those boxes for those wanting an excellently located Valencia Apartment:
Location (√)
Key Ready (√)
Easy Maintenance (√)
Open Plan Kitchen (√)
Lift (√)
Furnished (√)
Well Priced (√)
What a lot of people are looking for is something in the Valencia Old Town with everything ready to go and lock up and leave for when they are not at home. That's what this first floor apartment gives you. However you also get a cute interior terrace which is surprisingly light for the first floor, and access to it from the kitchen and the main bedroom.
This is a well looked after building on a semi pedestrianised road which is, importantly for the Carmen, a quiet street even on Friday and Saturday nights. However you find yourself just a two minute stroll away from an almost infinite number(*) of bars, cafes and restaurants to delight you.
You also have a common roof terrace with plenty of space to enjoy the views around and spend some time up there whenever there are firework displays (Often)
This won't be around for long so get your visit in place.
*Slight exaggeration but there are a lot of them.

Townhouse Outside Requena with 161 Neighbours
|
|
If you fancy living away from it all with 161 friends nearby just an hour out from the city of Valencia in the middle of wine country then this townhouse in the small village of Duques may well suit you down to the ground.
161 friends? Yes! The population of the town is 164 and Carlos and his family are selling to start building his dream home and he would like to introduce you the the other 161 inhabitants of the town.
Now the town has a bar and ... little else but at least it has a bar right...
The house itself is on three levels and let's start from the top down. Upstairs there is a really cool open plan living area and kitchen. This leads to a small terrace with space for a sofa and table. The attic room is totally insulated and protected from the elements of winter and summer as the roof is white to reflect the summer heat.
In the middle floor we have three large bedrooms, bathroom and toilet with another impressive kitchen and storage area.
Downstairs is a bit more meh... Unfinished but with plenty of storage, motorbike garage, extra kitchenette and a small back terrace it could be restored but there is plenty of space upstairs. It also has a bit of damp and traditionally it's difficult to get rid of damp in village townhouses so possibly best to leave it and just treat it occasionally.
