Hi We have moved into the final stretch of 2022 with temperatures still in the 20s (70s for our American readers) and a really nice atmosphere in the city. Today is a holiday in Valencia so I thought I'd take the time to update you on the latest properties for sale and blog posts
explaining how the market is going. I hope you enjoy it. If you feel you need a chat feel free to contact me via Whatsapp through the icon on the blog and we can set up a consultation call. We'll start with the latest blog posts and make sure to take note of the first about the rental crisis in Valencia, especially if you are looking to buy properties to rent out. We then move onto some of the latest properties but of course to keep up to date go to our homepage here and bookmark it for regular visits. And finally our podcast from this month all about the end of the Brits perhaps? All the Best Graham and the VP Team

We offer a rental service among our many services and we get many clients wanting to rent a property in Valencia before buying their final Valencia Property. However, we are currently not taking any new
clients for the rental service as Valencia has a rental crisis at the moment in the same way that many other cities and countries do. Whether it’s pandemic driven, greed driven or for any other reason Valencia finds itself in a rental crisis and this is a problem for both the local population and for anyone looking to move
to Valencia for medium or long term living. We cannot charge for a service when we cannot guarantee that we will get a positive result. Today therefore, we are going to look at the current situation, the background and possible opportunities or solutions for this rental crisis.

We recently listed a property in Benimaclet and described it somewhat controversially as the best neighbourhood in Valencia. The author of the listing will now be called to account at our next meeting sometime in the dim and distant future and if they can’t justify that description they will be summararily executed of
course. However, some people agree that Benimaclet is the best, or at least one of the best, neighbourhoods in Valencia, even though it is largely overlooked. Today though we thought we would look at the candidates for that title, why they are popular, who they are popular for and where they are in the city so that you get more of an idea of the layout of Valencia and what
surprises may lie in store for you around every corner. Also as a special feature at the end of the blog we have not just one property of the week but a selection from the areas featured in this week’s missive. Take a look at what your money buys you in Ruzafa, the Historic Centre, Benimaclet and the Cabanyal.

We have talked in these pages before about what people are looking for when buying their Valencia Property and we have also talked about what to do as an owner to make your property look as attractive as possible to a buyer. What we haven’t done however is to tell you how to add value to your Valencia Property, whether that be a perceived or real value. There are many ways to do this and today we
will be looking at some of the best, what these steps are likely to cost you and when and where they are possible. Equally when you are buying many of these measures you may want to take in order to minimise your outgoings or simply to make your house into more of a home. Everyone has different tastes and if you make your garage into a dungeon for your Goth leaning
kids then that might not be too positive as regards the value of the property but most of the following suggestions will have a benefit to the upside

Some of the Latest Properties
Going Going...
|
A pattern is emerging with our listings below a certain pricepoint: Day 1 - List Day 2 - Enquiries Day 3 - Visits Day 4 - Mark as sold
Whether it’s somebody who spots a good investment opportunity for rentals, or a bolthole to spend a few months of the year, or simply someone happy not to live
slap-bang in the centre or any of the “hip” neighbourhoods, these properties just aren’t hanging around for long.
Let's take a look at today's property. It’s an interior apartment which means your views are going to be looking
out across an open space to other neighbours. Not ideal but how long do you actually spend looking out a window anyway? As long as you get enough sunlight coming through those windows then happy days. Completely refurbished, this apartment is ready when you are, no further work required. Just a 5-minute stroll from the riverbed park, 10 minutes from the old town and you have shopping centres, bars, and restaurants all at close quarters.
So to sum up, get in touch quicksmart if this fits the bill. Who knows when the next bargain will be along?

Just a Really Good Apartment
|
Look, this one is straightforward. An apartment in a nice part of town, beside the tram line and 10 minutes from the centre. High up and facing
south so loads of light. We're in La Saidia area, the first place you hit when you walk north out of the city centre and cross the riverbed. This particular street is nice with lots of cafes and restaurants, but everything shuts down about 9 or 10 so nice and quiet in the evenings. The street is also lined with palm trees for that authentic 'Look at me I live by the Med' look.
Its a corner property, with a balcony to take advantage of that light.
The property has been fully renovated. Bathrooms (both of them!), new double-glazed windows and a completely open living area, separate laundry area and 3 bedrooms.
As I said, this isn't complicated. Nice apartment in a part of town you will enjoy living in. Call us and we'll go have a look.

Taylor-Made Penthouse if you are Swift
|
The apartment of your dreams at an affordable price can be as rare as Snow on the Beach in Valencia. The
frustration could turn you into some kind of Anti-Hero, cursing estate agents and all belong to them. Before you take the next step and start some Vigilante S***, stop and take a look at this property. This a duplex penthouse, not quite big enough to be a Labyrinth, but you don’t need to be a Mastermind to realise how nice an apartment this is.
A great roof terrace, looking out at the Bejeweled city of Valencia, and high
enough that there is Sweet nothing above you, just blue sky, or the Midnight Rain. 3 bedrooms and 3 bathrooms, central heating, air conditioning and fully equipped kitchen. No renovation required, but everybody likes to redecorate, change the colours a bit. Maroon, Lavender Haze, whatever you want.
So call it Karma that you found this listing, don’t think that You’re on your own kid, give us a call and we’ll
help you find a property that nobody will Question…

Hi-Spec Villa almost in Denia Town
|
Seriously hi spec, two totally independent apartments with an unusually good size plot 1000m2. Ideal for more than one family or a property that could more than
pay its own way via short term rentals. Of course, the infrastructure still exists to return the property to a splendid four or five bed family house. Location sounds too good to be true... 10 minutes walk from supermarkets, a TRUE 15 minute walk from the center
of town and incredibly only a 12 minute walk from the Marina and the Playa Marineta Casiana. It is, however, all true.
A private road of four houses leads to the gateway to the property. A generous driveway leads to the carport and closed garage. The (FULLY equipped) summer kitchen
and its covered lounge and dining areas, shower and WC are nestled in the mature and impeccably kept gardens. This secluded garden area looks across the large pool towards the house, its grand staircase and the two large terraces belonging to each apartment. The garden surrounds the house on three sides, herb gardens and fig trees at the back, pomegranates and lemons bring you around to the pool and the front garden has 11 glorious palms.

We have a look at each post from the last month in turn but also we have two main parts to the podcast this week, firstly about the effects of the incompetents running the UK in a section we call "Bye Bye Brits" and then a look at how inflation is working in supermarkets and day to day costs in Spain.
