A Full House in the Cabanyal...

A FULL HOUSE in the Cabanyal is becoming less and less common as they are divided up into a PAIR of units or even FOUR OF A KIND at times and then rented out to
Airbnb clients for double or quadruple returns. However here we have one.
STRAIGHT to the point with this one, three bedrooms, two bathrooms, two living rooms, two kitchens and recently modernised, you even have a terrace to the rear
(Though don't expect a view of any type). You can even lock yourself away from visiting family and friends as the upstairs part, with two bedrooms, its own bathroom and living room along with terrace can be locked off This means you could even also rent out just the bottom part when you are not there.
Set on a through road in the Cabanyal you will get traffic noise although it's not too much and this also means
you have plenty of small shops and cafes around you too. You have around 300m to the beach and the same to the Betero sports centre.
If you are feeling FLUSH then this house could suit you.

We consistently get asked questions by clients and many of those questions we get over and over again. So once more it’s time to

Imposing Calicanto Villa...

You get a lot more for your money outside the more traditional areas of La Eliana, Betera and Rocafort as examples. Go just a few minutes further, in this case
just past the golf course at El Bosque and up the hill so you get some great views, and you can find special properties like this one.
Large, imposing and at the same time inviting, this modernised property overlooking the valleys to the South of Calicanto offers you plenty of places to relax and
enjoy yourself along with your extended family, friends or just your significant other half.
The gardens are easy maintenance with various areas for outside eating, drinking and being merry and there is a secluded pool area too, a tad green on our photos

further down the hall.
Upstairs there are four bedrooms and two more bathrooms. The main bedroom has an en-suite and a perfect outside terrace with views over the orange fields of inland
Valencia.
The photos speak for themselves but why the sale? Downsizing. The family has flown the nest and this is a huge house. Perfect for you in fact if you are looking in
this price range.

Arches and Views in Naquera...

Set in the foothills of the Sierra Calderona but at the
very top of the San Miguel urbanisation we find this lovely villa that couldn’t look any more Spanish unless you put some castanets, a straw donkey and flamenco dress hanging up in the courtyard, marvellous, I always say you can’t beat an easy sterotype and mildly offensive generalisation. Olé mis cojones. :)
Anyway, this large property has tons of character and potential with some nice original features, terraces,
gardens, roof top observation deck and whoever built it loved a good arch or three, (I counted 19), there are also 5 bedrooms, 3 bathrooms, living room with an awesome fireplace, kitchen, dining room, garage and store room, currently it has 0 swimming pools but there’s room for one and you can probably do an infinity and make the most of those countryside views.
A quick drive to the town and the urbanisation bar and sports facilities are
just a short walk downhill, if you're not too busy slurping vino, making paella and having siestas.
Maybe we can see it, mañana or some other time, no me agobies, hasta pronto muchachos….

The Bright Side...

There's a strong chance that you’ve read a lot about Valencia, or been here already and identified it as a place to invest or live and enjoy all that the city has
to offer, you may come prepared knowing exactly what you want and where you want to be, ready to hit the ground running and change your life for the better, we agree, homework reaps it rewards and the better equipped you will be to slide right in and find your ideal place, however, the chances you will find the “Perfect” property are very slim, compromises are a fact of life and whatever the budget there will always be pros and cons to any property, probably the best advice is to come with an
open mind, our clients who have made Valencia a permanent home all have one thing in common, they’re optimists.
So on to the property, 3 bedrooms, 2 bathrooms, living room, and independent kitchen wrapped up into a duplex apartment in a wonderful location, with every
possible square metre taken advantage of and maximised, high ceilings in the living room afford it some extra light, given that its a 1st floor that’s probably for the best, and set in a bustling square near central market its not the quietest of neighbourhoods, but that’s not going to bother a Pollyanna principle force of nature like you is it? You’ll probably be out there getting on with your exciting life, meeting new people and thanking your lucky stars you made the leap and moved to
Valencia.

Just One Photo?...

Yep, 1 photo, that’s all you’re getting for now, there is no way we can take pictures of this apartment in its current condition so here’s the view from one of the
windows, similar views are also available from the other windows or the gaps where they would be if they hadn’t been removed , along with sinks, ovens, kitchen units, door frames, doors and many more useful things you find in most homes, someone got busy with a hammer and left another fine mess, this place stinks, of bank repo, bought unseen by someone who is long gone and moving up and on.
No matter, this apartment is in an excellent location, well sized and almost perfectly square which means you don’t get a long corridor with lots of doors and
wasted space and its also on a corner so has plenty of light from the holey windows and is of the “East facing morning sun but not roasting in the afternoon” variety.
So if you have been searching in Cabanyal for an opportunity and have a keen eye to see the potential this could be very interesting, a lot of the hard yards have
been done, wiring, plumbing etc, work required is more cosmetic than other properties I have seen around these parts , and if you have the energy to get stuck in to a project we have some ideas to make this place look amazing.
