Hi Welcome to the latest newsletter from Valencia Property. The last month has been hectic and we have
been working hard with clients coming into Valencia as well as doing lots of listings on the homepage, various blog posts and a special podcast about the Digital Nomad or Remote Worker visa as well as today's monthly pod. To start therefore here is today's podcast in which we look at what are the worst properties we see and also give you the second part of our full guide to saving money on your Valencia Property purchase. Sometimes we are asked to promote a house but not put it on the web, just send it to our clients. This of course creates a problem as we don't know if people will be interested in places until they see them. We have said to the owners we would prefer listing publicly but sometimes because of various reasons owners don't see the wood for the trees. Therefore in our
newsletters and our Whatsapp broadcast list we share these listings so you essentially get first look if you are subscribed. Let's look at a few.

Modern Stylings in Godella
|
|
For those of you looking to have light, and lots of it, modern style, ie squares and right angles, not too much garden to tend, but enough, and a pool but not
taking up too much space then this modern house from the mid 2000s could tick a lot of your personal boxes.
The owners got rid of the garage to give two extra large bedrooms and we finish up with five double bedrooms, a single bedroom, large liing airy, good sized
kitchen, terraces to the front, side and rear and an excellent pool for plunging into and a bit of swimming.
Set in the Nuevo Santa Barbara area of Godella near to Cambridge House school and just a 10-15 minute drive into Valencia and the airport, this property benefits
from its location, size and plenty of light and also from being near both the local tennis club and Santa Barbara club while also having excellent access to the A7 by pass and quiet walks for taking the dog out just 50m away.
Perfect for those of you wanting top quality housing and little work to do on a day to day basis. Modernity, peace and quiet and easy access to the city and
international schools.
*One little thing. The wooden deck around the pool and terrace has been recently replaced with a non slip tile so the look is slightly different now. Also the
property has been rented out for a time so there are a few little paintjobs, pool tiles and things that need updating.

Back in the day Spanish towns grew up arond the church. Religion had a big hold on the population. Later on politics came to Spain and living next to the Town Hall
was seen as just as important. In many Spanish towns the town hall is right next to the main church in the central square.
Here we are opposite the town hall and down the road from the church in the Main Square of Meliana, the historic bit if you like. And here we have one of the town
house mansions that hide so much space and secrets behind a beautiful facade. You want space, you have it. You want a garden, you have it. You want a jumbled labyrinth of rooms then once again you have it. Everything you could want from a town house in fact, history, very high ceilings, reform opportunities and a whole lot more.
The price is 420k but you will need a good deal more to reform this place especially if you want to incorporate
the upstairs part into the lower floor. Oh didn't I say, the upstairs part is currently accessed via a staircase from next door as it used to be the Casino for the town back in the day of the Spanish Republic.
Potentially here then you have two dwellings on the main square very close to Valencia and about 150m away from the railway station for easy access to the city in
a pretty little town with all facilities to hand. You could even put a pool in the garden at the back.

Private in more than one sense of the word. The owner doesn't want it all over the internet and the selling agent doesn't want it there either because other agents
would immediately be sniffing round because this was previously advertised at 900k before it went into years of rental (It was renting out for 2400 Euros per month and still is until the end of this month when the tenants move out.)
Private listing therefore. You can only see it if we have sent it to you on any of our mailing lists or whatsapp groups.
What do you need to know about this house? Well, it has an indoor heated swimming pool! That's about it really. Oh and it looks a bit like a small castle. And it's
on two plots so you don't have any issues with entending or even building an annexe (As it is urban land) or maybe even dividing the land and selling half the plot for somebody else to build on. The possibilities are not exactly endless but there are plenty of them. And there is loads of privacy in your own personal castle.
Four bedrooms, two bathrooms, living room, kitchen, oil based central heating in the lower part and electric in
the top part. Triple garage, established garden, arabic arches in the pool area and a whole lot of character.

Some Listings From The Main Site in Valencia
|
|
It’s hard to think that on a freezing cold week by Valencia standards that soon the clocks will go forward and we’ll back into the warmer months which is very
nice, then it gets HOT, and clients who think they wanted lots of light when they viewed earlier in the year realise why we usually advise against buying a greenhouse that is facing south west, local knowledge and all that, which brings me to this apartment.
On the 6th floor corner of a nice old circa 1950s building we find a very decent 100M2+ of apartment, 3 bedrooms, 1 bathroom, utility room and a compact kitchen
that is crying out to be opened up to the large living room and its great views up and down Calle Centelles, here you have all the advantages of being in Ruzafa but not directly in the thick of the noise and the throb.
Perfectly functional as is you’d probably expect to get around 1200+/- PCM if you give it a coat of paint and furnish it. And yes, a large part of the property is
facing north and east but you’ll be thanking me for that in June, July, August, September, October……..
Probably the best value you’ll find around these parts right now, definitely worth a closer look.

Something For The Weekend in the Cabanyal
|
|
TGIF, we are busy busy and week on week we are receiving more and more emails, enquiries, having meetings, organising orientation days, and then theres the people
already here on the ground, ready, willing and able to look, find and swiftly secure something suitable, amazing or downright perfect.
So here goes a quick listing on a Friday because you’ll probably be spending some of your cold February Valentines weekend snuggling up with a loved one, browsing
the portals and seriously considering booking the next flight to Valencia.
In the absolute epicentre of Cabanyal a very decent lock up and leave corner apartment with bags of light, an excellent distribution that maximises every last
centimetre and sold as seen in the photos, thankfully minus the toys, off the top of my head i can think of about 5 clients who will bust a nut to see this, but i promise i won’t mind if you come first.

Valencia Property presents this beautiful apartment just outside the city centre in the Extramurs area of the city. We went to see it during an
uncharacteristically wet and cold day this week. On the fourth floor, and a corner property. We had to imagine the morning sun spilling in through the east facing living/dining room windows. There is also a garage space included, located in a building just a few metres away.
In fact on one of the very few days when the weather might make you wish you were somewhere that wasn’t Valencia, this apartment does have the feel of far-away
lands. To the extent the owner calls one bedroom the French room, and another the Chinese room. Mainly due to the furniture he inherited when he bought the property. Too nice to throw out he says, and they are very interesting pieces. The fact they they are enormous might have something to do with it too. The apartment is being sold fully furnished so maybe you will have the same decision to make.
The property has been fully renovated very recently, so for those of you allergic to cement dust, plaster and sweaty workmen, this place is perfect. Both bathrooms
and kitchen are new, a central heating system was installed, climalit windows. 4 bedrooms and 2 bathrooms, including an en suite. The only modernising that needs to be done is to change out some of the furniture if its not to your taste. Although a sledgehammer and at least one sweaty workman may be required.
And as you can see, we did go back to get a photo of the building in sunshine. We had to wait a whole 24 hours,
that's a long time for the Valencian sun to go missing.
