Once again on arriving at the half way point of the year we are on target for a record number of sales with a large
throughput of clients and also so many in the pipeline that summer is looking difficult holiday wise. However, recently we have been getting a load of calls along the lines of… “We are buying a property through another agent but we could do with some advice” “We have already bought a place but have just found your blog and we need some help” and other really annoying things to which
our first question should always be but often isn’t, “Why the heck didn’t you buy with us?” and our second utterance should really
be “Well, ask your agent if they are so good” But as I said in the latest podcast,
linked here, we are just too nice. Today therefore I thought it was time to tell you what we can actually do for you as a buyer of property in the Valencia area.

Take a Look at Some Great Valencia Properties
|
|
If you go onto any of the property portals available and draw a circle around the Russafa neighbourhood, you will get plenty hits but let’s play with the filters
shall we?
As I’m writing this, a search on available properties in Russafa has come back with 225 properties available. Let’s narrow the search by adjusting the maximum
price to max 220,000€. Ok, now we have 27 available. Let’s get rid of ground floor apartments, fixer-uppers, and anything smaller than a shoebox and we end with 9 properties. Let’s remove the repeat listings and the ones that aren’t in Russafa but rather Russafa-adjacent and we are left with the grand total of….1.
Located a stone’s throw from the central park and on one of the quieter Russafa streets, this recently renovated apartment is excellent investor material (In fact it would be perfect for our newly
launched medium term rental project. See the link below). Don’t let the fact that it’s an interior apartment put you off, bags of light here due to the fact there isn’t any buildings in front of your windows and the only thing you might need to think about is putting in an a/c split (fear not Americans, a/c installation over here is very affordable).
A great spot to use as a get-away for a couple of months of the year while
you make a very tidy return on your investment for the other 10 months, give us a shout and we will be happy to arrange a visit. If you happen to have everything in place to make a purchase but can’t get here right now, let us know and we can arrange a video -call from the property as well.

Reduced Ribarroja Relaxation 599k
|
|
Between the breeze, the rustle of the leaves in the trees, the bird song and the pool filter occasionally whirring into life you can literally hear a pin drop in
these parts, one of the quietest homes and streets I have ever seen, barely a car passes by and even the dogs seem to keep it down, and no wonder, it’s that time of the year when we are enjoying warmer days and lighter nights then cooler in the evening, neither hot or cold, a perfect climate and a fantastic time to be in Valencia.
This week we took a look at this wonderful house in Ribarroja and as we sat in the shade of the enormous Carob Tree on this corner plot
and quiet leafy street chatting with the owners it was no surprise when they told us that they spend most of their time outdoors, enjoying the oasis they have created.
The inside doesn’t disappoint either, this superb 3 storey Villa with 5 Double Bedrooms plus Loft space/Office/Workout room, 3 Bathrooms and W.C, a Large and newly
renovated Kitchen, Split Level Living and Dining Room and covered terraces on all sides of the property that provide light and shade depending on the time of day and time of year is a fantastic and well maintained home that should tick every single requirement you could ever wish for, couple that with a wonderful pool, established garden, superb location and environment for family life, well connected with a short walk to numerous metro stops and the towns of L’Eliana and Ribarroja, it’s also an
easy drive to many of the international schools you may be considering when you move here.
We urge you to come and see for yourselves why many of our clients choose this part of the world.

Cool Cabanyal Apartment 159k
|
|
A very agreeable property in a great location to enjoy all that this fashionable neighbourhood has to offer,
whether you are searching for a lock up and leave holiday home or a solid investment for great ROI you should probably take a closer look at this one.
The place is perfectly functional as is but some minor TLC or whole hog renovation and redistribution can be made, that all depends on your budget, tastes,
requirements or also whether you CBA.
3 Bedrooms, 1 bathroom, independent kitchen and a great living space with one of the nicest views over the rooftops of Valencia’s Havana, its 4th floor walk up is
easy on the knees and the elevated position provides the all important East-West cross ventilation the locals keep banging on about and I see what they mean, it’s hot in Valencia but not here, just light, airy and very cool indeed.

Sea, Sand and Palm Trees Apartment 175k
|
|
Another fantastic beachfront property in Cullera. This time we really are almost on the beach. Straight outside the
living window is a palm tree, and then sand and sea. Really can't do better than that. Sea breeze in your hair and sand... well everywhere probably.
The apartment itself isn't bad either, it does need modernisation, but at 110m2, there's a lot of potential. Despite the location, this isn't some rinky-dink
holiday apartment. 3 bedrooms, and a full independent kitchen. Balcony overlooking the beach with enough room for a few chairs and table.
It is located on Sant Antoni beach in Cullera, less than a kilometre from the town centre, short walk to supermarkets, shops, health clinic etc. And as we keep
repeating, this is not a seasonal holiday town, there's plenty of life here year round. And if you need a bit more of the bright lights now and again, Valencia is 40 mins by train, and they run every 30 minutes.
If watching the sun rise every morning out of the Mediterranean from your own balcony is somewhere on your list of requirements, and constantly having sand in
every crevice and orifice of your body is for you, then get in touch

Penthouse In Rocafort With Big Terrace 275k
|
|
This penthouse is in the town of Rocafort, 15 minutes from Valencia city, very close to several international schools,
and 5 minutes walk from the metro station. Technically it's a pueblo, but when there is a wine bar 100 metres in one direction, and a craft beer pub a similar distance in the other, you know this is not a typical pueblo. Rocafort is one of the most expensive places to buy property in Valencia, and indeed Spain. Mainly due to some very exclusive urbanisations nearby. However, this property is great value, and still allows you to benefit from all the facilities and social amenities of a wealthy
town.
This apartment has a great terrace looking out on the countryside, facing south-west. A big kitchen and large living space. There are 3 bedrooms, one of which is
on a lower level downstairs, and there are 2 full bathrooms, including one ensuite.
This property is literally half the price of something similar in the centre of the city, and you really would be giving up very little to live here. Included in
the price are a garage space and a storage area right beside it, 2 things you probably wouldn't get in the centre. Lovely town, nice property, call us.

Blue Skies and Sea Views in Cullera 298K
|
|
I think its time we (you) started paying more attention to Cullera, often cited as Madrid on Sea for many generations of city dwellers looking for a summer retreat
it has really started to look like an excellent option for people who are familiar with Valencia but don’t want to go too far for a few days on some excellent beaches and invest in a second home, and whilst we generally steer clear of this type of modern and minimalist build if you’re looking for a lock up and leave kind of place in the sun you could do a lot worse than this.
Set high in the hills of the Faro Urbanisation, this modern multi level town house gives you more than enough room to spread out and take in the panoramic
views over the bays, hills, cov es and beaches from its numerous balconies and terraces. 3 Bedrooms, 3 bathrooms, Living Room and Open plan Kitchen, it also has an Elevator! and a massive garage for Kayaks, Padel Boards, Bucket and spades or even car, trailer and jet skis.
Airy and light and clean and simple and because its an end terrace you get a bit more patio and garden, theres also a community pool to wash off the day at the
beach before you freshen up and hit the town, and if you’ve made it this far, all you need to do now is drop us a line and we’ll go and take a look at everything this hidden gem of a town has to offer.

Valencia tops surprising poll of travellers’ favourite coastal stays in Europe A new Which? survey reveals that visitors are starting to look beyond the old overcrowded favourites such as Barcelona and Málaga Ask for a lineup of the most popular European coastal destinations and you might expect the usual suspects: Venice,
Lisbon and Nice. Travellers from the era of the Grand Tour might have added Biarritz and Naples – but a survey of 3,500 readers by consumer organisation Which? suggests that visitors are starting to look beyond the old favourites and discover new destinations. The Spanish Mediterranean port of Valencia was the surprising winner in a recent poll that looked at 12 separate criteria, including quality of the beaches, seafronts and marinas; attractiveness; food and drink; and value for money. Respondents cited the city’s history, futuristic architecture and gastronomy, but also its peace and quiet. With traditional favourites such as Barcelona struggling with
overpopularity – numbers there are heading back towards the 2019 high of 13.9 million overnight visitors – that seems
significant.
