80s Brutalism by the Beach But Great Location

When we say beach apartment surrounded by water you may think how does that work then? And you'd be right. It's unusual to have water on both sides of a place. But Valencia is different in certain areas because of the presence of the Albufera lake to the south of the city. This lake which provides the water for the rice fields in the flatness of the south of the city all the way down to Cullera is a pretty amazing area, especially at the moment with
the fields flooded so you get sunsets over water too, not normal in most of Eastern Spain.
Anyway onto the property. Main photo... 80s brutalism. but once you get past the facade the package is actually an attractive one.
This apartment is in El Perelló a self contained town a nice drive down from the city of Valencia itself through the Albufera area. You have all facilities to hand all year round, unlike in El Perollenet (Ha!) and you are just a twenty minute pleasant drive into
the city itself. You have the beach a couple of hundred metres away too and out of season that's essentially a private beach for you and Fido.

500m To The Beach in Valencia

A very pleasant Pied a Terre on a nice quiet corner in the ever popular Cabanyal, natural light and cross breeze flows through the apartment thanks to its completely exterior distribution and here you have everything to hand, shops, cafes, one of the best ice cream parlours in Valencia and even a pharmacy to get some Factor 50 or Coconut Oil, depending on your hue. You might aswell pick up some Calamine Lotion while you’re there for the evenings
agony and maybe some Viagra, just to keep the bed sheets off your legs.
So get your Flip Flops and Speedos on, you’ll be on the beach in no time, tall and tanned and young and lovely, and probably ready for some action.

Super Size Me In Ruzafa

Even if you are still only in the research stage and have never visited Valencia, you will no doubt be familiar with the Russafa neighbourhood. One of the most sought-after areas in all of Valencia, people of all ages, shapes and sizes have put down roots in this, the hippest of barrios in the city.
But I would wager very few have had the opportunity to put down roots in such style as you could with this top-notch apartment in the absolute
heart of the parish as it were. A staggering 190m2 to fill with your trinkets and to absolutely knacker your Roomba with, the love and detail that went into making this apartment what it is becomes obvious as soon as you set foot inside. Solid oak floors all through, a beautiful bright living room at the front with a couple of balconies but really I reckon you would be spending most of your time in the peace and quiet at the back where you have another living/dining room adjacent to the kitchen
plus a balcony big enough to sit out on.
Now it’s not what you would call a bargain, but do the sums and this is really only slightly over what the average m2 price for Russafa is currently. And considering that it’s turn-key of the highest quality then it really doesn’t seem that steep a price. Sure you could find somewhere cheaper needing a renovation but that involves the waiting and the planning and the yada yada yada.
As to the actual building, it’s one apartment per floor
with 6 apartments in total and as it’s such a small community it is a harmonious life they lead. Dinner meet-ups with neighbours or calling on somebody to look after your kids isn’t unheard of in this block. That’s a rare thing, the idea of sitting down to dinner with some of my neighbours has me breaking out in a rash. Though inflicting my kids on them sounds tempting…
Note to interested parties, the owner is not interested in negotiating so unless you are willing to meet the full price
then your Russafa dream may have to make do with something a bit smaller. It isn’t an overstatement when I tell you I haven’t seen many apartments of this quality, and quality always comes at a price.

We love a good townhouse here at VP and we got a very pleasant surprise when we went to visit this semi-detached one last week in the heart of La Pobla de Vallbona. A whopping 185 metres on 3 floors and all for under 200k. Ok, so the façade isn’t your classic townhouse front like you might find elsewhere but that’s because the building is only 30 years old and solid as a brick you-know-what-house.
