We were thinking about calling this post "Why the seller DGAF about your plans" but decided it was a bit on the nose. Instead we decided to put together some thoughts about why there are certain things you shouldn't do on your Valencia Property visit because if you do you might not get the property for the price you want it. As a buyers' agent we try to get you the best deal possible after whittling down the options to the best places for you so you don't want any owner telling us "I'm not selling my property to them even if they offered me millions". The Evergreen How to Get Your NIE Post
|
|
Everyone who buys a property in Valencia, and indeed everyone who buys a property in Spain, requires a NIE number in order to complete their purchase. You can come and look at properties without one, you can make a deposit on a place you want to buy without one, but in order to complete your purchase you'll need a NIE number. Therefore one of the questions we are always asked is "how do I get a NIE
number?" and one of the statements people make online all the time is "I can't get an appointment to get a NIE number in Valencia!" We have written about this previously and the article we send to people about it is still relevant but it was written in 2018 so everyone asks is it still true. The answer of course is yes. It is still relevant but today it's time to update the
article for the mid 2020's. Here we go then, how to get your NIE in Valencia*.

Properties of the Week Concrete Advice at 260k
|
|
Valencia can be hot and sticky in the summer due to its altitude, basically there isn’t any, almost anywhere, and humidity can be an issue not just for people and pets, but also for buildings and particularly for cement.
At the height of the construction boom in the 60s and 70s a certain type of cement was widely employed in Spain, a kind of Loctite SuperGlue of the cement
world that set in 7 days instead of the usual 21, very handy when people were flocking from rural Spain to the coasts for employment and looking for a new future with young families. Folks need homes, let’s build them triple quick, and so they did. Now this was a widespread practice throughout the country that rarely had any repercussions but that pesky humidity coupled with salinity in the atmosphere turned out to be this particular cement’s Kryptonite. Over the years, and now and again ,we
find an apartment in one of these buildings and usually it’s a deal breaker but in this particular property the building has undergone extensive renovation and reinforcement and has passed its exams with flying colours. We have a very extensive report from the architects and the Technical and Final Work Report are available for anyone who cares to read 66 pages of them. (Pro Tip, ask a professional to give you the all clear)
So, 1 apartment on the 2nd floor, split into 3 studio units, 3 Bedrooms, 3 Bathrooms, 3 Kitchens and sold as seen in the photos with a very good ROI indeed. At the moment there are tenants, paying a pretty penny until June 2025, and when it’s time for them to
go you can remove some partition walls and enjoy the place yourself. Or keep as is for each family or friend to enjoy their own space, or ask the team at Stepping Stones Rentals to milk that cash cow for all its worth. A world of options.
So
now you know something else about property in Spain, and certainly about property on the Mediterranean, armed with that knowledge the next step is up to you.

Cute Ruzafa Pad 219K
|
|
Set on a pedestrian street in the very heart of Ruzafa, this is a nice little 2nd floor walk up apartment.
Rented out until recently (1k PCM) it is perfectly useable as
is, but a bit of modernisation and TLC would go a long way. Keen cooks might want a new kitchen, aesthetic types can recover the vaulted ceilings and midnight micturators might prefer an ensuite bathroom. Something for everyone here i think you’ll agree.
Nice potential with great character, a compact and cute space with interesting possibilities that provides you the chance to own a little piece of Ruzafa and great for its rental potential, which has
gone mental in central, Valencia.
