On August 15th!! A national holiday!!! While we're officially closed for the month!!!!

Let's just say there's not a snowball's chance in hell of that happening! A snowball would have more of a chance in some of the fires that affected certain parts of Spain last week. But it perfectly illustrates why we wrote this week's blog post about August Planning: How to Hit the Ground Running in September's Property Market

The truth is, August isn't for visiting houses - it's for getting your ducks in a row so when September arrives, you're ahead of the pack.

Smart August Strategy: Plan Now, Buy in September

While everyone else is either on the beach or complaining about the heat, smart buyers are:

✅ Getting mortgages pre-approved (if needed)
✅ Sorting currency transfers with brokers
✅ Gathering NIE and visa paperwork
✅ Researching neighborhoods online (it's too hot for street-pounding anyway)
✅ Filling out our requirements form with detailed wish lists
✅ Booking September and Beyond viewing appointments before we get swamped

September Market Patterns You Should Know

Here's what typically happens when everyone returns from summer:

🏠 More listings hit the market - second homes that didn't get used get put up for sale
💰 "Adjusted" prices appear (though don't get excited - they often adjust upward!)
🔄 Fresh start mentality from sellers who spent summer thinking "time for a change"
📈 More competition from other buyers who also waited until September

Bottom line: August planning leads to better September outcomes. We always have the most signings in October from sales agreed in September.

Remember, even when we're back in September, this isn't the States and it's not the UK. People return from summer holidays determined to... well, they come back longing to return to those long beach days and doing everything they can to avoid burnout.

What you need is a reliable partner who will be refreshed, re-energized, and ready to find you your ideal property. That's us. Just don't email us on a holiday asking to see a property that day. Even outside summer, that's not how things work here. This is how to work best with us.
